Pre-Purchase Inspections

A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. I will fill the sinks and tub(s), run the shower(s), and flush the toilets.  All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.

Maintenance Inspections

Similar to a Pre-Purchase Inspection, Maintenance Inspections are recommended for a homeowner who is interested in knowing the system performance and condition of their home.  Two examples are how efficiently their A/C system is functioning, and the condition of their roof.  Homeowners may not know how to determine the performance of the A/C system, or be able to climb up on the roof or through the attic where many small problems can be found and addressed before they become big, expensive problems.  An A/C unit low on coolant may run twice as long at 1/2 efficiently, consequently using twice the electricity and wearing out in 1/2 the time.  A water stain on the roof's plywood sheathing in the attic indicates a roof leak.  Early detection and repair prevents water damage from progressing to the living area below and much more costly repairs if drywall has to be replaced and mold develops in the walls.

Pre-Warranty Expiration Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.
